  • For timber cladding and decking, more regular care is essential to preserve their appearance and longevity. As a natural material, wood is vulnerable to the elements and UV radiation. Sanding and reapplying a suitable protective finish, such as oil, stain, or paint, is necessary to safeguard the timber from weathering and deterioration. The frequency of this maintenance depends on the garden building’s exposure – if located very close to the sea with salty air and strong winds, yearly upkeep may be required, whereas a well-sheltered area with minimal direct sunlight exposure may need less frequent attention.

Window & Door Care

  • The windows and doors are protected under the manufacturer’s warranty, but excessive force or improper operation can cause damage and void the warranty.
  • Operate windows and doors gently and as intended to prevent damage to the frames, surrounding walls, and seals.
  • Periodic realignment is needed depending on usage and environmental conditions. This will ensure smooth operation and extend the lifespan.

Main Structure Care

  • A good garden room company will offer a 10-year warranty covering the main construction of your new garden building against defects.
    However, the warranty does not cover accidental damage, negligence, severe weather impacts, or misuse.
  • Maintain the garden building like your home – address any issues, drainage problems, or damage promptly to prevent further deterioration.
  • If the intended use changes from the original purpose (e.g. converting a garden office to a gym), be aware this may cause unanticipated structural stresses or damage not covered by the warranty.
  • Storing or installing excessively heavy items can also potentially cause structural damage.

Roofing and Gutter Care

  • To keep your garden room, and mobile home’s roof functioning optimally, it should be swept and cleaned occasionally to remove any accumulated debris, ensuring it remains in top shape.
  • If your garden building has a green roof, there are a few regular maintenance tasks required to keep it thriving. Monitor for any unwanted vegetation growth like weeds, grass, and moss, and remove them promptly. During periods of excessive drought lasting more than two weeks, be sure to water any wildflower roofs to prevent damage. Sedum roofs, on the other hand, are more drought-tolerant and can go up to four weeks without needing additional watering.
  • Similarly, inspecting and clearing the gutters of leaves, twigs, and other obstructions is recommended for proper drainage and preventing overflows or backups.

Interior Finish Care

  • Minor cracks in paint are normal due to building settlement, but avoid chipping by preventing impacts/scrapes on walls.
  • Clean and maintain other interior finishes (e.g. wood, tile) per the manufacturer’s recommendations.
